Abstract
W pracy podano definicje rozkładów prawdopodobieństwa różnych statystyk związanych z rynkiem nieruchomości. Następnie zilustrowano twierdzenie o rozkładzie prawdopodobieństwa wartości przeciętnej z próby informacji nieruchomości. W wyniku przedstawionych rozważań sformułowano wnioski, że analizę statystyczną rynku można prowadzić według następujących modeli: - ceny nieruchomości mają rozkład zmiennej losowej jednowymiarowej, zaś atrybuty porównywanych nieruchomości są identyczne, więc stanowią stałe parametry analizowanego rynku; - ceny nieruchomości z poszczególnymi ich atrybutami tworzące pary (cena - atrybut) stanowią zmienne losowe dwuwymiarowe; - ceny nieruchomości i ich atrybuty określają zmienną losową wielowymiarową, gdzie ceny stanowią zmienną objaśnianą, zaś atrybuty stanowią zmienne objaśniające. W końcowej części pracy przedstawiono sposoby zastosowania tych modeli do szacowania wartości rynkowej nieruchomości.The probability distribution definitions of different statistics concerning estate market are described in this paper. The probability distribution of the average value theorem is illustrated on estate information. Some conclusions based on consideration shown on the paper are formulated as well. According to them statistical analysis of the estate market can be made using models that meet assumptions given below: - estates prices have one dimensional random variable distribution and the attributes of compared estates are identical, so there form the constant parameters of analysed marke; - estates prices and there attributes forming pairs (price and attribute) are two dimensional random variables; - estates prices and there attributes describe multidimensional random variable, where prices are descriptive variable and attributes are variable that describes them. The procedures of using these methods to estate market prices estimation are shown in the last part of the article.
